The tax credit syndication arm of Gardner has seen significant growth over the last couple of years and is looking to expand its team with the following position:
Closing Project Manager
Under the supervision of the Managing Director, the Project Manager will aid in the closing of an expanding portfolio of equity investments to be financed with both federal and state Low-Income Housing Tax Credits (‘LIHTC’).
The role will serve as the main representative of Gardner Capital in closing of its state tax credit investments. The duties of this closing project manager position will be as follow:
Job Duties
- Main Gardner contact with the Federal Syndicator and Developer during the closing process
- Participates in all closing calls for all investment closings
- Responsible for reviewing and approving all due diligence items associated with the investment
- Responsible for communicating with development partners on project status and projecting out
closing dates for the syndication pipeline
- Responsible for organizing all documents on shared file system so all other departments within Gardner can access.
- Provide monthly reports to the Managing Director to the status of all investments in closing process
- Coordinates activities with other departments to ensure that they have the information necessary for their review and that any issues are resolved
- Reviews pricing models for consistency with executed due diligence documents
- Provide a detailed hand-off memo of the closed transaction to the Syndication Asset Manager
Qualifications
- Minimum of Bachelor’s degree required; Master’s degree preferred
- At least 3 years real estate and/or LIHTC industry experience
- Motivated and detail-oriented
- Leadership qualities a must
- Proficient computer skills, especially Microsoft Office applications and financial spreadsheets
- Highly organized with effective analytical and problem-solving skills
- Ability to work well with others in a team environment; able to work with colleagues remotely
- Proven strong verbal and written communication skills
